DISCLOSURES
Production begins on the date the contract is signed, deposit is received, and measurements are verified, whichever is later.

Production time is an estimate only and is dependent on Denver Railings' production schedule at the time of contract signing, accessibility/availability of site for verification of measurements, timely review and approval of shop drawings and coordination of install schedule. The estimated production time does not promise a specific install/delivery date.

UNLESS SPECIFICALLY CALLED OUT IN THE LINE ITEMS:

Delivery and/or installation is not included.

Engineering (engineer stamped drawings) and permits are not included.

Removal of existing railing or other existing structures is not included.

Repairs to any holes or damage left by the removal of existing products or the installation of new products are not included or offered.
Unless other payment terms are made, all projects require 50% down prior to site visits or the creation of any work. Final payment is required at the time of installation. The install coordinator will arrange for you to pay your remaining balance prior to the deployment of the install team or will send the final invoice with the install team to the site for payment upon successful completion. Amounts not paid under these terms are subject to finance charges at an annual rate of 18.0%.

Alterations and/or variations discussed after this date, including new designs, must have a new estimate. Actual linear and/or square footage will be billed.

Due to significant variations in steel product pricing resulting from market conditions, estimates may be requoted if more than 7 days have elapsed from the date of the original estimate.
Denver Railings is not responsible for the fitment of products fabricated from measurements taken on unfinished spaces, or drawings supplied by the customer. Ideally, measurements should be taken of finished spaces only.

It is the general contractor’s/property owner’s sole responsibility to ensure the mounting surface is suitable for the attachment of Denver Railings products. Denver Railings is not responsible for cracking, chipping, or shifting of the various material including, but not limited to, tile, stone, concrete, and wood.

Where applicable, projects assume the use of lifting equipment including but not limited to a hoist, genie lift, or tracked vehicle to position products for installation. The contractor/homeowner must provide an appropriate clear and safe path on the property to move the equipment in and out of the project site and operate the equipment for the duration of the installation. Although Denver Railings takes all reasonable steps to safeguard the property, this estimate does not include or offer coverage for repairs for damage to lawns, plantings, sprinkler heads, concrete and paver stones, flooring, walls, etc. that occur in the positioning or typical use of the equipment. Other install options may be available, if needed, and would be billed separately.

Utility locates will be performed prior to determining locations of gates or posts requiring digging, and again just prior to installation, as required by local jurisdictions. In the case where normal digging equipment is unable to adequately dig holes for gates and fence posts, additional charges will apply for renting specialized equipment.
